Realtors Check List ⋆

Hillandale has an active Homeowners’ Association for the
benefit of its residents. Our Property Manager’s name is
Jim DeLuca. He can be reached at
(202) 342-0130 for any questions you may have about a
Hillandale property or our Association.

Please make sure that any Sellers you are working with have
ordered a copy of the Homeowners Documents for Hillandale
when they list their home. It lists the rules of the
Association, its budget, and other important information
that is required by law to be delivered to a new owner.
Ours are very detailed and it takes several weeks to put the
packets together. The cost of these documents is $500.00
and is borne by the Seller.

All Sellers are responsible for
returning the Gate Transponders to the Hillandale office
prior to closing on your house. This is very important as
they are tied to drivers' licenses and the security of our
neighborhood. Replacement transponders cost $50.00.

In addition, Sellers are responsible for transferring the
key to the Hillandale gates to the new owners. Replacement
keys are $75.00.

Hillandale maintains a database on its residences to
facilitate the gatehouse operations. Please note that any
rentals in our neighborhood are required by our bylaws to be
registered with the Hillandale Homeowners’ Association
office. Renters are also supposed to receive copies of the
Association’s rules and regulations and to notify the
gatehouse of moving dates etc.

Please note that there are small children at play in our
neighborhood and ensure that you and your clients are
driving slowly and carefully throughout Hillandale.

For Sale signs are not allowed on Hillandale property.
However, Open House signs may be placed just outside our
gate.

Please be courteous to our
gate personnel. They are here to help everyone. If you
have an open house, please let them know
date and times. Unless
accompanied by a real estate agent or visiting an open
house, all guests to Hillandale must be announced to an
owner. That includes tradesman and construction workers.
Please remember that parking is limited in our neighborhood
and be sensitive to homeowners.
